Everything you need to decide.
A Settl Verified Passport includes ten independently verified data layers — all in one report.
Government ID matched to a biometric face scan via Didit. Confirmed who they are — not just who filled out the form.
Bank-verified rent ceiling from real deposit data. Not self-reported — 12 months analyzed, rounded for privacy.
Employer name and tenure pulled directly from the payroll system via Argyle — not from a paystub the tenant uploaded.
VantageScore 4.0 via TransUnion — soft pull, zero impact to the applicant's score. Shown as a 20-point range (e.g. 700–720), not an exact score.
National and county-level court records via CIC. 5-year lookback for general offenses; unlimited for specific categories. Arrests without conviction are never shown.
7-year eviction filing history via CIC. Colorado SB23-093 sealing rights are respected. Pass/count summary only — FCRA compliant.
12 months of recurring rent transactions detected directly from bank data via Plaid.
Savings shown as a month band (e.g. 3–5 months). Verified directly from bank balance via Plaid.
Tenant-selected references from previous landlords. Settl contacts landlords directly for verification.
Debt-to-income ratio from TransUnion tradelines. Tenant-controlled opt-in only.
Rent Payment History, Cash Reserves, Landlord References, and DTI Ratio appear only when the applicant has opted in or the data is available.

Common questions
No. Just enter the SETTL- code your applicant gave you. The full report loads immediately in your browser. No login, no download, no app.
Codes expire after 30 days from the tenant's verification date. If a code doesn't load, ask the tenant to re-verify at settlhome.com/apply.
Not in real time, but verification views are logged. Tenants can see that their report was accessed and approximately when, they cannot see your identity or contact information.
Yes. Settl is a Consumer Reporting Agency (CRA) under FCRA. The report you view is a consumer report. If you take adverse action — deny housing, require a co-signer, or charge a higher deposit — based in whole or in part on this report, you must provide the applicant an adverse action notice identifying Settl as the reporting source. The notice requirements are described on the full report page.
