Common questions
Do I have to pay anything?
Nothing. Ever. The applicant covers the $99 verification fee. You receive their full verified passport at no cost.
Do I need to create an account to view a report?
No. The tenant shares a direct link. Click it, see their passport. If you want to track all applicants in one place, you can create a free landlord dashboard — but it's optional.
How is this different from TransUnion SmartMove or Checkr?
Those services pull database records and ask applicants to upload documents. Settl pulls data directly from source systems — Plaid for bank and rent data, Argyle for payroll data, biometric liveness for identity. Documents can be faked. Live API connections cannot.
Why don't I see the applicant's exact income?
By design. You see a bank-verified rent ceiling ("Verified for rent up to $X/mo") — which answers the only question that matters: can they afford this unit? Showing exact income is both unnecessary and a privacy liability. You get more signal with less exposure.
Is this legally compliant?
Yes. Settl is designed to meet Portable Tenant Screening Report (PTSR) requirements in all 7 active PTSR jurisdictions. Criminal and eviction data follow FCRA and state-specific lookback requirements. We are not your legal counsel — consult an attorney for jurisdiction-specific questions.
What if I still want to run my own check?
That's your call. Settl never tells you what to do. The passport supplements or replaces your process — your choice. In PTSR states, accepting a qualifying portable report means you don't have to charge the applicant a separate screening fee, but running additional checks is at your discretion.
