Our data promise
Straight from the source.
Your income comes from your payroll system. Your credit comes from TransUnion. Your criminal and eviction history comes from the courts. No uploads, no documents, nothing self-reported. We analyze the data to build your verified passport — then discard the raw details. Here is exactly what stays and what goes.
What we never store
We see this data temporarily to verify you, then it is gone.
Bank account or routing numbers
Plaid handles your bank login entirely. These never reach our servers.
Your bank login credentials
You authenticate directly with your bank through Plaid. We see nothing.
Individual bank transactions
We fetch your last 12 months of transactions to analyze patterns, then discard them. No transaction list is saved.
Your exact bank balance
We convert your balance into a general cash reserve band (e.g. "3–5 months") and store only that.
Paystub documents or PDFs
Argyle sends structured data only. No document images or files are ever stored.
Hours worked, deductions, or tax info
From your payroll connection we extract employer name, income, and start date — nothing else.
Raw credit score (e.g., 685)
We pull your VantageScore 4.0 via TransUnion to determine your credit tier. The exact number is never stored, never shown to landlords. You see a tier label and range only.
Full tradeline detail
Individual creditors, account balances, payment history, and utilization rates are never stored by Settl. Your credit report is used to generate a tier — the underlying detail is discarded.
Arrest records without conviction
Federal guidance (HUD 2016) and multiple state laws — including Colorado (CRS § 38-12-1303), California, Washington, and others — restrict or prohibit using arrest records without conviction in rental decisions. We suppress these entirely — they never appear in your report.
Social Security Number
Stitch Credit (CRS) processes your SSN for background check verification only. Didit handles identity without exposing your SSN to Settl.
Government ID scans or biometric data
Didit processes your ID and liveness check entirely on their infrastructure. We receive only a pass/fail result.

Credit tier + range
Your choiceYour VantageScore 4.0 is shown to landlords as a 20-point range (e.g., "700–720"). The range is shown by default. Your exact score is never stored or shared. Hideable in Custom mode — disables PTSR compliance.
FCRA key score factors
Your choiceUp to 4 reason codes explaining what most influenced your credit tier (e.g., "Length of credit history"). Required under FCRA § 1681g(f). Shown by default; hideable in Custom mode alongside the credit tier field.
Criminal background result
Your choiceA pass/flag summary: "No disqualifying records" or "Records present — individual review required." General lookback is 5 years; sex offenses, homicides, stalking, and meth manufacturing have unlimited lookback. Shown by default; hideable in Custom mode — disables PTSR compliance.
Eviction history
Your choice7-year FCRA lookback showing total filed evictions. Dismissed and withdrawn filings are suppressed. Colorado sealing rights notice (SB23-093) included. Shown by default; hideable in Custom mode — disables PTSR compliance.
A verified rent ceiling
Your choiceThe maximum rent you qualify for, calculated from verified income. You choose which ceiling to display from your readiness page. Your exact income is never included.
Email address
Your choiceShown on your report by default so landlords can contact you. Toggleable from your privacy controls, but at least one of email or phone must remain visible.
Phone number
Your choiceShown by default. Toggleable from your privacy controls alongside email.
Employer name
Your choiceFrom your payroll connection. Toggleable from your privacy controls at any time.
Bank name
Your choiceThe institution name of your connected bank (e.g. Chase). Toggleable — hiding it still shows your income is bank-verified.
Cash reserve band
Your choiceShown as a month band only (e.g. "3 months"). Your exact balance is never stored or shown. You choose how many months to display and can toggle it off entirely.
Rent payment history
Your choiceHow many months of regular rent payments we detected in your transactions. No landlord names or amounts stored. Toggleable from your privacy controls.
Debt-to-income ratio (DTI)
Your choiceOptional — you choose whether to display your DTI on your report. Calculated from open TransUnion tradeline monthly payments (primary source), cross-referenced with Plaid bank data when available. Medical debt is excluded per CFPB March 2025 rule. Never shown if you are a housing voucher holder.
Income consistency
Your choiceA label derived from month-to-month income patterns (e.g. "Highly Consistent"). Toggleable from your privacy controls.
Employment tenure
Your choiceHow long you have worked at your current employer (e.g. "2yr 3mo"). Toggleable from your privacy controls.
Identity verification status
Your choiceA pass/fail result from Didit. No ID scan or biometric is stored by Settl. Shown by default; hideable in Custom mode — disables PTSR compliance.
Income estimates (internal only)
Internal onlyA monthly income figure derived from bank transactions, used to calculate your rent ceiling. Never shown to landlords.
Plaid access token
Internal onlyAllows us to re-run verification when your data changes. Stored securely server-side, never exposed to anyone.
Biometric consent timestamp
Internal onlyThe date and time you consented to biometric identity verification, required under IL BIPA, TX CUBI, WA, OR, VA, DE, and HI biometric privacy laws. Internal only — never shown to landlords.

Your Settl Verified Passport badge
Your exact income and credit score are never shown to landlords. Income appears as a rent ceiling only (“Verified for rent up to $X/mo”). Credit appears as a 20-point range only (“700–720”) — never as an exact number.
Always Included in Every Report
The following four fields are included by default in every Settl Verified Passport and are required for PTSR compliance under Colorado HB25-1236. In Custom mode, they can be hidden — but doing so removes PTSR compliance and reduces approval odds. A warning is shown before any core field is hidden.

What You Control
Your passport, your rules. You decide what landlords see.
Three visibility modes — choose from your readiness page:
All fields on. Best approval odds. Default for new accounts.
Core 4 + rent history + contact + employer. Meets legal minimum for landlord-required acceptance in CO, CA, IL, NY, RI.
You control each field individually. Hiding a core field disables PTSR compliance.
Individual fields you can toggle in Custom mode:
Employer name — hide it and your income is still shown as bank-verified
Bank name — landlords still see your verified rent ceiling without knowing your institution
Cash reserve band — opt out entirely or adjust the months shown
Rent payment history — hide if you prefer not to share it
Debt-to-income ratio — opt-in only; never shown by default
Income consistency label — toggle off if your pattern is irregular
Employment tenure — hide your start date from the report
Phone number — hide it as long as your email remains visible
Email address — hide it as long as your phone number remains visible
Your rent ceiling is always your choice. After income verification, you pick which ceiling to display — the maximum you qualify for, or a lower amount. You can change it at any time.
You can deactivate your passport at any time. Once deactivated, your verify link stops loading for landlords. You retain your verification record and can reactivate within your validity period.

Your VantageScore 4.0 is pulled via TransUnion through our Stitch Credit integration. Landlords see only the tier label and range — never the raw number. This is a soft inquiry and has zero impact on your credit score.
