Does my landlord have to accept my Settl report?
Under Colorado HB25-1236, landlords are legally required to accept Portable Tenant Screening Reports (PTSR). The Settl Verified Passport qualifies as a PTSR. This means Colorado landlords cannot require you to pay for their own background check if you present a valid Settl Verified Passport. Check with a local attorney for your specific situation.
Is there a free option?
Settl offers a free pre-qualification check on the /apply page that shows your estimated verification level. The paid plans generate a full verified report with a shareable code for landlords.
Can I renew my Settl Verified Passport after 30 days?
Yes. If your 30-day acceptance window expires, you can renew your Settl Verified Passport for $39 instead of re-purchasing at $99. Your verification code stays the same.
How long is my Settl report valid?
Your Settl Verified Passport is valid for 30 days from the date of verification. You can share your code with any landlord during that window. After 30 days, renew for $39 to get a fresh report with updated data.
Do landlords pay to use Settl?
No. Landlords use Settl for free. They visit settlhome.com/verify, enter your verification code, and instantly see your verified profile. There is no subscription or fee for landlords.
Does applying to Settl affect my credit score?
No. Settl uses a VantageScore 4.0 soft pull from TransUnion for the credit check included in your Settl Verified Passport. Soft pulls do not affect your credit score.
What is a Household Report and who needs one?
A Household Report is a shared verification for 2–4 co-applicants: couples, roommates, or anyone applying with a co-signer or guarantor. Each person completes their own full Settl verification ($99/person). Settl combines everyone's verified income, identity, and background into one report. The landlord enters a single code and sees the complete group picture. No juggling multiple PDFs or emails. Most landlords require 40–50× monthly rent in annual income. Two verified incomes combined often clear that threshold when one alone wouldn't.
How long does Settl verification take?
Most applicants complete their Settl verification in under 10 minutes. Identity verification takes 2–3 minutes. Bank income verification takes about 60 seconds. Your Settl profile is issued immediately after payment.
