Apartment Income Requirements

Most landlords require monthly income of 2.5x to 3x the rent. Here is exactly what that means, what counts as qualifying income, and what to do if you fall short.

The 3x Rent Rule. Explained

The most common rule landlords use is the 3x rent rule: your gross monthly income should be at least 3 times the monthly rent. Some landlords use 2.5x, and luxury buildings sometimes require 4x.

The number comes from the financial guideline that housing should cost no more than 30% of gross income. At 3x rent, rent is exactly 33% of income. Just above that threshold but widely accepted as the standard benchmark.

Quick formula

Max affordable rent = Monthly gross income ÷ 3
Example: $4,500/month gross income → maximum rent of $1,500/month

What Counts as Qualifying Income?

Landlords must consider all verifiable income sources. Not just a traditional paycheck. Fair housing laws in most states prohibit rejecting applicants based solely on the source of income.

Gross vs. net income matters

Landlords use your gross income. Before taxes, insurance, and deductions. If your paycheck is $2,600/month but your gross salary is $3,500/month, the income requirement is calculated against $3,500. Self-employed applicants: use gross revenue from your 1040 Schedule C (line 7), not profit after expenses.

What to Do If You Don't Meet the Income Requirement

What if I just started a new job and have no pay stubs yet?
