The first-apartment problem

What makes renting hard after graduation

No rental history

You've only lived in dorms or with parents. Settl replaces rental history with something better, verified bank income and identity that landlords can actually trust.

Entry-level salary concerns

Your first job income is real. Settl verifies it from your bank so landlords see exactly what you qualify for. Not a guess based on your major or school.

Parents as cosigners

Many landlords insist on a parent cosigner for new grads. A strong Settl Verified Passport often eliminates that ask. If you do need a cosigner, Settl's Household Report supports that for $99.

Thin credit file

A credit score of zero or thin credit history isn't negative on Settl. We run a soft pull (VantageScore 4.0 via TransUnion) with zero score impact. Thin credit is noted, not penalized — income and identity carry the most weight.

What Settl gives you instead

Verified income. Verified identity. Ready to share.

Income from your bank

Your first paycheck shows up as a deposit. Settl sees it. Landlords believe it.

Verified identity

Government ID + biometric liveness check. You are who you say you are.

Settl Verified Passport

Verification based on income, identity, and stability. Not credit.

Renting with a roommate from college?

Use a Household Report. Both of you verified, one shared H- code, combined income shown.

Questions from recent grads

I just graduated and have no rental history at all. Can I still get a Settl Verified Passport?

Yes. Settl doesn't require rental history. We verify your income from bank deposits and your identity from government ID. No prior landlord references needed.

My parents are willing to cosign. Do I still need Settl?

A Settl Verified Passport can sometimes replace the cosigner requirement entirely by giving landlords verified income confidence. If a cosigner is still wanted, you can add them to a Household Report for $99. Their income is shown separately as a financial guarantor.

I have $47,000 in student loans. Will that affect my Settl Verified Passport?

Settl runs a soft pull (VantageScore 4.0 via TransUnion) — this is a soft inquiry with zero impact on your credit score. Student loan balances are not factored into the rental decision. Your income and identity are the primary verification signals.

I'm splitting an apartment with a college friend. Can we apply together?

Yes. Use a Settl Household Report. One of you creates the household ($99), the other joins for $99. You get one combined H- code that shows both your verified incomes together.

I'm doing an internship or part-time while job searching. Can Settl verify that income?

Yes. Settl detects income from bank deposits. Internship pay, part-time wages, freelance work, and side gigs all show up. We don't distinguish between income types.
