Common Roommate Application Challenges
One Roommate Has Bad Credit
Put the stronger-credit applicant as the primary leaseholder. Some landlords allow the second person to be listed as an occupant rather than a co-tenant. Eliminating the credit screen for them (though they also have fewer lease rights).
Combined Income Is Borderline
If your combined income is 3x but not 4x+, be prepared to offer an extra month of security deposit. Also consider showing additional assets (savings) if the regular income is thin.
One Roommate Has an Eviction
This is the hardest scenario. The eviction may disqualify the application regardless of combined income. Consider: private landlords who evaluate the full story, or one person applies alone with the other as an occupant.
Both Roommates Are Well-Qualified

Do both roommates have to qualify for the full rent?
No. Landlords typically combine both incomes. If rent is $2,000/month and the 3x rule applies, the combined income needs to be $6,000/month. Each person does not need to individually qualify.
What happens if one roommate has bad credit?
The weak profile drags down the application. Options: the stronger-credit roommate becomes the primary leaseholder with the other as an occupant (not on the lease); add a co-signer; or address the weaker profile with compensating factors like extra deposit.
Are all roommates equally responsible for rent?
Yes, if all are on the lease. Joint-and-several liability means each tenant is responsible for the full rent. Not just their share. If one roommate does not pay, the landlord can pursue any or all tenants for the full amount.
Should both roommates get Settl-verified?

What is a roommate agreement and do I need one?
A roommate agreement is a private contract between co-tenants covering rent split, chores, guests, and notice periods for moving out. The landlord is not party to it. It is not legally required but strongly recommended to avoid conflicts.
