What Is a Household Verification Report? (And Why Landlords Love Them)
The short answer
Household Verification Reports combine roommates and co-signers into one verified rental profile. Learn how combined income, recommendation badges, and a single H- code make group rental applications stronger.
What Is a Household Verification Report? (And Why Landlords Love Them)
When you apply for a rental with roommates or a co-signer, landlords receive a confusing pile of separate documents. A Household Verification Report replaces all of that with one clean, verified profile — a single code that shows the landlord everything they need to know about your entire group.
The Problem It Solves
Traditional group rental applications are fragmented. Each person submits their own paystubs, bank statements, ID copies, and application forms. This is time-consuming, error-prone, and creates an opportunity for fraud — documents can be edited or fabricated.
Household Verification Reports solve all of this. Each person connects their bank account via Plaid and completes a biometric identity check, creating a verified profile that can't be faked.
How It Works
Step 1: Primary applicant gets verified One person completes their Settl profile first — bank link via Plaid, identity check via DiDit. About 5 minutes.
Step 2: Invite the household From their readiness dashboard, the primary applicant generates a household invite link and shares it with roommates or co-signers.
Step 3: Each member completes their profile Every invited person follows the same 5-minute process. Income and identity are verified independently for each member.
Step 4: Household code is generated Once two or more members are verified, the system automatically generates an H- Household Code (example: H-KX84LMRN).
Step 5: Share one code with landlords The landlord visits settlhome.com/verify and enters the H- code to see the full combined report — no registration required.
What a Landlord Sees
- Recommendation badge — Strongly Recommend, Recommend, Conditional, or Further Review
- Combined verified income — sum of all bank-verified incomes
- Maximum affordable rent — calculated at 3× combined monthly income
- Individual member rows — each person's name, role, verification status, verified income, and rent ceiling
The entire report is live-fetched — always up to date.
How the Household Recommendation Is Determined
Each verified member's identity, income, and background check results contribute to a single household recommendation badge. The primary applicant carries more weight than additional members.
Example: If Jordan (primary) and Alex (roommate) are both fully verified with qualifying combined income, the household receives a Strongly Recommend badge based on the combined verification status of all members.
Who Pays?
Each household member pays for their own individual Settl profile — starting at $99. No group surcharge. Each person's individual profile is also reusable independently with any other landlord.
Why Landlords Prefer Verified Household Reports
- Verification at the source — income is verified directly from the applicant's bank via Plaid. There is nothing to forge.
- One view, complete picture — combined income, recommendation badge, individual member details — all in one place.
- Instant, always live — the landlord enters one code and the report loads in seconds.
Is a Household Report Right for Your Group?
A Household Report makes the most sense when:
- Combined income qualifies but individual income doesn't
- You're applying in a competitive market
- You have a co-signer adding their income
- You want to apply quickly — having the report ready before the first showing is a major advantage
Start your Settl profile and invite your household from your readiness dashboard after completion.
